The Purchase Decision

Buying a Southwest Waterfront Home

Southwest Waterfront offers established condos, co-ops, and townhomes near waterfront parks and downtown agencies, with a different mix of purchase prices and ownership costs than newer high-rises at The Wharf. Fees, amenities, and parking vary by property. I help you evaluate building condition, financing options, and rental rules so your purchase fits your commute, BAH, and future PCS plans.

01

Compare Condos, Co-ops & Townhomes

Southwest Waterfront’s housing options come with different ownership structures, monthly expenses, and maintenance responsibilities. Compare layouts, property condition, building amenities, and the documents available for each property.

02

Review Fees, Parking & Amenities

Look beyond the asking price. Compare monthly association or cooperative fees, what those fees include, parking arrangements, property taxes, insurance responsibilities, and any applicable assessments.

03

Plan for Your Commute & Future PCS

Evaluate the route from the specific property to your duty station, along with access to Waterfront Metro and nearby amenities. If you may rent the home after a future move, review building rental restrictions and ongoing ownership costs before purchasing.

04

Buy a Home with a VA Loan Assumption

Buying a home with a VA loan assumption means taking over the seller’s current mortgage—and getting their lower interest rate. You don't even have to be a veteran to do this; qualified non-military buyers can assume the loan too, as long as the seller's mortgage lender approves them. The main catch is that you must pay cash for the difference between the sale price and the remaining loan balance.

If you are a veteran, you can swap your own VA benefit into the loan so the seller gets theirs back. Because this process involves extra paperwork and lender approvals, having an experienced Military Realtor® on your side makes finding these homes and closing the deal much simpler.

05

Prepare for a Remote Purchase

If your PCS timeline prevents you from visiting Washington, D.C. before purchasing, I can coordinate video tours, inspections, digital documents, and transaction details to help you evaluate properties remotely.

VA Financing

Buy a Home with a VA Loan

Eligible military buyers may be able to purchase a qualifying property in Southwest Waterfront using a VA loan. Your financing approach should fit your eligibility, available funds, purchase timeline, and the specific property.

Learn More About VA Loans →
  • 0% Down Payment. Qualified buyers may be able to purchase without a down payment.
  • No PMI. VA loans do not require private mortgage insurance.
  • Primary Residence. The property must meet VA occupancy requirements.
  • Property Eligibility. Confirm the specific property’s eligibility and any applicable condominium project requirements with your lender. Discuss cooperative financing separately before relying on VA financing.

For Current Owners

Sell Your Southwest Waterfront Home

Selling a home in Southwest Waterfront requires a strategy that highlights what makes the neighborhood special. Buyers look for key features like water views, parking, outdoor space, and quick commutes to downtown D.C. I position your property to emphasize these strengths, showing buyers the true value of your home compared to newer builds nearby.

If you are moving due to a PCS, job transfer, or retirement, you don't have to manage the process alone. I handle every detail—from home prep and photography to showings, negotiations, and closing—on your timeline. Whether you're down the street or across the country, I ensure a smooth sale so you can focus on your next move.
