Tenant Occupied property sales

If you are a landlord living abroad and looking to sell an investment property, I can help you. This often involves working closely with tenants and property managers to ensure a smooth transaction. Particularly, selling a property with tenants in Washington DC is a complex process because the transaction falls under the Tenant Opportunity to Purchase Act (TOPA), which grants tenants rights when the landlord decides to sell. TOPA gives tenants the right of first refusal, meaning they have the option to purchase the property before it is sold to someone else. As your broker, I will guide you through the TOPA process by providing the following services:

  • Sending TOPA notice to Tenants.

  • Sending TOPA notice to the Department of Housing and Community Developement.

  • Sending TOPA notice to Rental Conversion and Sale Division.

  • Collecting signatures from Tenants.

  • Submitting certified mail receipts and signed TOPA acknowledgments to the Title Company.
