Relocating to JBAB for Homebuyers

Joint Base Anacostia-Bolling (JBAB) is a military installation in Southeast Washington, D.C., located along the Anacostia River and near the Potomac River. The installation is home to major organizations including the Defense Intelligence Agency (DIA), White House Communications Agency (WHCA), and Joint Base Headquarters.

  • Primary Access Gates: Main Gate (Firth Sterling Ave SE), South Gate (Overlook Ave SE), and Arnold Gate (Malcolm X Avenue SE & MacDill Boulevard SE).

  • Commuting: Travel time to and from JBAB can vary significantly depending on which gate you use, your duty location on the installation, your home neighborhood, and the time of day. Routes involving South Capitol Street, I-295, Suitland Parkway, or crossings of the Anacostia and Potomac Rivers can experience heavier traffic during peak commuting periods.

  • Housing Strategy: On-base privatized housing often comes with long waitlists. Many incoming service members choose to use their BAH to purchase a home in surrounding communities, turning their monthly housing allowance into long-term home equity.


Buying a Home near JBAB with a VA Loan

Eligible active-duty service members, veterans, and surviving spouses may be able to use a VA loan to purchase a primary residence, subject to VA eligibility and lender requirements.

  • 0% Down Payment: Eligible buyers may be able to purchase a home with no down payment.

  • No PMI: VA loans do not require private mortgage insurance (PMI).

  • Low Interest Rates: VA loans offer competitive interest rates.

  • Eligible Properties: VA loans can be used for eligible single-family homes, townhomes, and condominiums.

  • VA Funding Fee: The funding fee applies to most VA loans. Disabled veterans and certain surviving spouses and Purple Heart recipients may qualify for an exemption.

  • VA Appraisal: The home must meet VA requirements and pass a VA appraisal to confirm that it is safe and worth the purchase price.

Buying a Home near JBAB with VA Loan Assumption

A VA loan assumption allows you to take over a seller's existing VA mortgage, keeping the seller's existing interest rate and loan terms. The buyer does not have to be a Veteran, but a Veteran buyer may be able to use a Substitution of Entitlement to help restore the seller's VA entitlement.

  • How It Works: The buyer assumes the seller's existing VA loan balance and retains the original loan terms, including the existing interest rate and payment schedule.

  • Managing the Equity Gap: Buyers must cover the equity gap using cash—the difference between the agreed purchase price and the remaining balance on the seller’s mortgage.

  • Highlight the Convenience of Southwest D.C.: The area's location provides access to more than just JBAB. Depending on the property, buyers may also value convenient routes to the Pentagon, Fort McNair, Navy Yard, Capitol Hill, and downtown D.C. I make those connections part of the property's story when they are relevant.

  • Showcase the Waterfront Lifestyle: Properties around The Wharf, Southwest Waterfront, and Buzzard Point can attract buyers looking for more than a convenient commute. Waterfront walks, restaurants, parks, Audi Field, Nationals Park, and the Capitol Riverfront can all contribute to the property's appeal, depending on its location.

  • Prepare for a Military Move: Your timeline may be driven by orders rather than the normal selling calendar. We can plan photography, repairs, showings, inspections, and settlement around your HHG pickup and departure date so you are not trying to manage everything at the last minute.

  • Use a Favorable VA Loan as an Asset: If your existing mortgage has a low interest rate and is eligible for assumption, that can be particularly interesting to buyers facing today's financing environment.
