Buying a Home with a VA Loan

Eligible active-duty service members, veterans, and surviving spouses may be able to use a VA loan to purchase a primary residence, subject to VA eligibility and lender requirements.

  • 0% Down Payment: Eligible buyers may be able to purchase a home with no down payment.

  • No PMI: VA loans do not require private mortgage insurance (PMI).

  • Low Interest Rates: VA loans offer competitive interest rates.

  • Eligible Properties: VA loans can be used for eligible single-family homes, townhomes, and condominiums.

  • VA Funding Fee: The funding fee applies to most VA loans. Disabled veterans and certain surviving spouses and Purple Heart recipients may qualify for an exemption.

  • VA Appraisal: The home must meet VA requirements and pass a VA appraisal to confirm that it is safe and worth the purchase price.

Buying a Home with a VA Loan Assumption

A VA loan assumption can allow an eligible buyer to take over a seller's existing VA mortgage, subject to the lender or loan servicer's approval. The buyer does not have to be a Veteran, but a Veteran buyer may be able to use a Substitution of Entitlement to help restore the seller's VA entitlement.

  • How It Works: Qualified buyers take over the seller’s current loan balance and locked-in lower interest rate.

  • Managing the Equity Gap: Buyers must account for the equity gap—the difference between the home's agreed purchase price and the remaining VA loan balance—which must be covered using cash.

  • Expert Guidance: As a Military Realtor®, I guide you through identifying assumable VA listings around the Marine Barracks, evaluating equity gap requirements, and managing loan servicer approval timelines to ensure a successful closing.

Selling Your Home Near Marine Barracks Washington

Leaving Washington, D.C., for a new duty station or career opportunity can make selling your home more complicated. I help homeowners near Marine Barracks Washington coordinate the sale around their relocation timeline, whether they're preparing to leave or have already moved.

  • Prepare for Local Buyers: Position your property around the features that matter most, whether that's historic rowhouse character, parking, outdoor space, or convenient access to Capitol Hill and the Navy Yard.

  • Coordinate Around Your PCS: Plan photography, showings, offers, and closing deadlines around your departure date and household goods pickup.

  • Highlight an Assumable VA Loan: If you have an existing VA mortgage with a favorable interest rate, we can present the potential assumption opportunity to interested buyers, subject to lender approval and buyer qualification.

  • Manage the Sale Remotely: If you've already reported to your next duty station, I can coordinate showings, negotiations, inspections, digital paperwork, and settlement while you're away.
