A VA loan assumption allows a qualified buyer to take over a seller’s existing VA mortgage, potentially keeping the seller’s existing interest rate and loan terms. The buyer does not have to be a Veteran, although an eligible Veteran buyer may be able to use a Substitution of Entitlement.
How It Works: The buyer assumes the seller’s remaining VA loan balance and existing loan terms, including the interest rate and payment schedule.
Managing the Equity Gap: Buyers must cover the difference between the purchase price and the seller’s remaining VA loan balance with cash.
